How do you price an inherited Cape house nobody has lived in?
Why it is different on the Cape
Inherited Cape houses are often older, lived in by one owner for decades, full of furniture, and empty for months before they are listed. Nearly half the Lower Cape homes sold since 2023 were built before 1978. Buyers price in the work they can see and the questions they cannot answer: the septic, the roof, the oil tank, the windows.
Why the tax assessment is not the price
Town assessments follow each town’s own valuation cycle and methods. They are not an estimate of what a buyer will pay for this house, in this condition, this season. Use recent sales of genuinely comparable houses — same town and area, similar size and lot, similar condition — and adjust honestly for what is different.
What the first week is worth
| Lower Cape sales, Sept 2023 – Sept 2026 | Median sale price as % of original ask |
|---|---|
| Sold within 7 days | 100.8% |
| Sold after the first week | 94.5% |
| Price never reduced | 100.0% (8 days on market) |
| Price reduced at least once | 89.2% (80 days on market) |
Among houses that failed to sell and were listed again later, the second sale was a median of about 13% below the first asking price. None of this proves a price cut causes a lower result; it shows that a house priced right at the start tends to do better on both time and price.
Condition: fix it, or sell it as it is?
For an estate, the honest answer depends on money, time and energy. Clearing, cleaning and making the house safe to show nearly always pays. Larger projects — a kitchen, a septic replacement, a roof — need a hard comparison of cost against what buyers will pay, and who in the family can manage them from a distance. Our analysis could not show whether renovated houses sold better, because the MLS “renovated” field does not record what was done; treat anyone who promises a precise return on a renovation with caution.
The value on the date of death
For federal tax purposes, inherited property generally takes a new cost basis: its fair market value on the date the owner died. A written valuation near that date, and a sale price close to it, can make a real difference to the tax on the sale. That is a question for the estate’s CPA or attorney, and it is worth asking before the house is priced, not after it has sold.
Before any price is set
- Confirm who has authority to sell — usually the court-appointed personal representative.
- Agree among the heirs how the price will be decided, and who has the final word.
- Get the Title 5 inspection done early, so the septic is a known quantity, not a buyer’s fear.
What to do next
- Ask for a written comparative market analysis based on recent sales, with the comparables shown.
- Ask the estate’s CPA about a date-of-death valuation.
- Decide what the house needs to be safe and clean to show, and do that before listing.
Common questions
Should an inherited house be priced high to leave room to negotiate?
On the Lower Cape, houses that never reduced their price sold at a median 100% of asking in 8 days; those that reduced sold at about 89% in 80 days. Pricing from recent comparable sales at the start tends to do better than pricing high and cutting later.
Is the assessed value what the house is worth?
No. Assessments follow each town’s valuation cycle and are not a market estimate for a particular house in its current condition. Recent sales of comparable houses are the better guide.
What is the tax basis of an inherited house?
For federal purposes it is generally the fair market value on the date of death, per the IRS. That can reduce the taxable gain when heirs sell. Ask the estate’s CPA how it applies, and whether a date-of-death valuation is needed.
