Do you sell the house first, or find the next place first?

By Arthur Radtke, REALTOR®, The Celebrate Team, eXp RealtyReal estate process article

Facts checked 28 September 2026

The short answerIt depends on which risk the family can carry. Selling first risks a gap before the next home is ready; moving first means paying for two places until the house sells. On the Lower Cape the median time from accepted offer to closing is about 42 days, so plan around roughly six weeks once an offer is signed.

Why it is different on the Cape

For older Lower Cape owners the next place is often a community with a move-in date, or a home near children off-Cape, and the house is often full after decades. So the order is rarely just a market decision. It is a logistics plan built around a move date, the clearing of the house, and the money.

Ways families bridge the gap

Each has costs and conditions; a lender and the closing attorney can say which fit.

When the next place is assisted living

Communities usually want a deposit and a move-in date before the house has sold. Ask the community how flexible the date is, what the first months cost, and whether they will hold a unit. Then work out how long the family can carry both, and set the house timetable from that.

The part that takes longest

Rarely the sale; usually the contents. Sorting decades of belongings, deciding what goes, and emptying the house can take longer than finding a buyer. Start that first, whichever order you choose. The directory lists senior move managers and estate-sale and clean-out firms on the Cape.

What to do next

Common questions

How long does it take to sell a house on the Lower Cape?

It varies with price and condition. Once an offer is accepted, the median time to closing on the Lower Cape is about 42 days, with three-quarters closing within 53 days.

Can I stay in my house after it sells?

Sometimes, for a short period, if the buyer agrees. The attorneys put it in a written use-and-occupancy agreement setting the dates, any payment and who is responsible for what.

Do assisted living communities wait for your house to sell?

Policies vary. Many ask for a deposit and a move-in date first. Ask each community how flexible it is and what the first months cost, then plan the sale around that.
